No, as a landlord, I charge higher rent because there is less competition and too many people competing to rent. The laws are annoying, though. If we got rid of zoning across the city and let people build dense s*** everywhere, housing would probably go down in price.

Anti landlord policy doesn't prevent affordable housing. I'm a landlord too, and I don't like policies like that. But no way that is the reason for high housing cost. There are way more policies than prevent building more housing. NIMBY policies that restrict density, high red tape for approving new constructions etc
Yes it does. It discourages building new rental units which means supply fails to keep up with demand. If supply exceeded demand prices would fall. "Affordable housing" just means the cheapest end. Even if all the new housing is luxury housing the wealthy will move out of other places and the total supply/demand curve will shift.
