Recently looked into a new construction and noticed that they are including exterior heated patio as part of total sq footage (4870). While in the details it is mentioned that Sq. Ft. Finished: 4,279 Sq. Ft. Unfinished: 590 This looks bring down the price per sq ft to a reasonable level for that area. But feels it's a deceiving marketing from builder. Is this a common practice from builder that we shd be on look out for ? I could not find a way to report this discrepancy to the any realtor sites like redfin or zillow.
Everyone does that. Exterior patios are included in list sqft. You might request an internal vs external vs total sqft breakdown when inquiring about housing so you can compare apples to apples
The general understanding is that you include any space that is touched by your heating/cooling system in the official square footage. Though the legality and nuances of this varies by state.
My last house included garage in sq. ft. Current included 700 sq ft of deck. Lots of places in CA include patios and decks because the climate makes them usable for most of the year.
