Leasing can be a good deal if you want a new car and you think the dealership is overestimating the residual value. This used to be the case back in the day where EVs were a new category and dealerships hadn't realized yet how quickly they'd lose their value due to battery life and improving technology. Nowadays, they may be a bit smarter about it.

Tesla leases are terrible, you have no option to buy it out - at least on the Model 3.
No to both. Buy cash. If you can’t afford Tesla cash, you can’t afford the Tesla. Finance real estate instead.
You can assume that with leasing, you'll pay ~ 10-15% more compared to ownership. But you have the peace of mind of being able to return the car at end and get a new one. If this trade-off is worth it to you, then you can lease. I think generally more people start leasing over owning cars at $40K range. I'm currently on my second leased car. When I was getting my first car (a lease), I spent too much time researching which option would be better. In the end, the price difference didn't really bother me and I loved my time with the car.
If you get any luxury car it will depreciate quickly however not having to pay gas or maintenance will save you more money.
