Came across this community in Lynnwood. Did anyone recently consider buying a home in the community? Since these are builder homes, planning to do independent inception and buy without an agent (using shop prop). Would appreciate any insights about the community or the whole process in general :-) Note - Schools not a requirement for a few years, and I have heard Lynnwood schools are improving every year. Too much road noise, it’s next to 405 and at a same elevated height
true...noise is a factor. Personally, the road noise doesn't bother me too much, but it does play a role for many.

Schools may improve but this community will have a lot of highway noise, built on inclination and narrow roads within community. I wouldn’t buy. If you are specifically looking for new construction take a look at Andrews Crossing and Bellflower Court communities in the same vicinity. Feel free to DM
Highway noise is at bellflower Court also. Narrow roads is a norm in most new constructions communities. Op cedar pointe houses are pretty well built.
Personally not that concerned about the highway noise. Plus one on the inclination and narrow roads within the community, seemed a bit odd. Any inputs on the build quality for Andrews crossing?
Go for the premium lots on the farther side (14 to 29). Far from the freeway, hardly any noise and flat lots. Andrews crossing floors plans aren’t that great. Plus they’re priced higher than Cedar Pointe. School traffic and noise will be a nuisance. I think the premium lots in Cedar Pointe are better value for money. I haven’t seen Bellflower Court yet so no idea about the location.
