I am interested in a house and the seller is not willing to go below a certain price. We are at 6% below list price so I am feeling okay. My agent is saying she will give up 0.25% of her commission to “sweeten the pot” (hate that term!) My questions is why even give that 2.25%. She literally did nothing. Presented wrong comps. Negotiated the wrong way. She is a yes man with no opinion of her own. The things she did was draft up a docusign for the deal, open the door of the house. Even that, I’ve had to work around her schedule because she is pregnant lol!! I really really like the house and hate to miss out on it but feel absolutely crushed that 2.25% of the list price is going to an undeserving person which has eaten into my negotiation power. Would I be crazy to walk away from this deal as a matter of principle? I don’t mind paying the extra but feeling like this is a matter of principle but principles don’t get you a roof over your head :( Also, call me jealous if you will but I hate that she was able to get a Tesla model 3 for almost free using tax write-offs and 1031 exchange. Get your real estate license. Go find a broker to help close the deal. Pay the broker a fee for their license. Save money. Or find another agent and cut them in on .5% guaranteed money for signing papers
Former is not possible for me. This entire process of finding a house sucked my soul and can’t wait to get this done. Going through the exercise of getting a license sounds like a nightmare. About the latter, is that possible? So, what do you tell the agent? I’ll do everything. You only need to draft the papers?

You don’t really need agent. You can always do the paperwork yourself for the contract and do all the house hunting on your own. The only time you actual need an agent is to get the lock code when the houses are empty.
You can even do this through Redfin so truly don’t need an agent
I paid my agent 1%. “I want you to put one written offer in for me, no visits, I don’t need anything from you”. I delt directly with the sellers agent for everything I could. She said it was the easiest 1% she’s ever made. Realitors make it much harder than it needs to be

There are hardly any sales happening and she needs your business a lot more than you need her. Tell her to give you 1.5% or you walk. Any agent will be glad to get any business currently

Oh I am not paying the money. The seller is paying for it. The 2.25% that goes to my agent could have been saved and my price would have been lower. Doesn’t it work that way?
no it doesnt. the total 6% commission would have gone to the sellers agent, unless you were actually a licensed broker yourself.
