What to do with an extra $300k?

Currently leaning towards buying US treasuries or Vanguard Funds. Not interested in any high risk investment. Maybe interested in buying a second home, somewhere it’s easy to pay off mortgage with rental income. Has anyone made any investments like purchasing a vacation home or hotel in Mexico and having it rented out most of the time?
