I ruined my life
Hi, looking to buy in socal. Seeing a lot of detached no shared walls townhomes (also seeing a bunch of shared wall sfh). Wondering what the difference is between the detached townhome and detached sfh (taxes or legal ownership of land?). In the areas that I'm looking at there's always an HOA and appreciation is similar among condos, townhomes,sfh. Any info is much appreciated. Obligatory TC 200k #housing
Detached townhomes could still be condo legally. A friend moved into a place where the HOA was responsible for the maintenance of the exterior of his townhouse and its landscaping even though it was detached. There could also be more restricitve CC&Rs. In some states, you can have attached townhouses with no HOA. It's all in the legal details.

Not necessarily. Townhome has more to do with a set of structures built as a single development together that cannot be permitted on their own. Often they are attached but it's not required. This varies by state to some extent.

What’s detached town home? Do you mean PUD? PUD is basically sfh with shared common facilities managed by hoa. PUD is considered more as sfh though. Shared wall sfh are basically townhouses with no hoa.
