Where would you invest 100k rn?

Have about 1.6m (between stocks, ISO’s, cash) I want to deploy some dry powder . Thinking about just putting 100k in a JP Morgan fund that tracks top s&p stocks but I’m open to ideas. Let me know your thoughts and please let’s try to not be sarcastic in this post I’m looking for real advice.

Real estate? Any REITs ?

Reits worry me right now. I see companies not renewing leases as they come up

Where are they gonna go? With everyone enforcing RTO, you need office spaces. And REITs are not just office spaces. It's a ton of commercial and residential too. Just a guess that real estate will start to heat up once rates start dropping mid year. So many ppl have just been waiting on the sidelines due to the high interest rates

They are safe ETFs do your own research but it’s generally advised to put in ETFs. Check out Bogleheads subreddit and stocks/investing subbreddit

If you already have a 401 or a mutual fund portfolio.. next best js Real estate .. buy an investment home with some cash flow. Refi when rates go down again. Thank me after 10 yrs
