Why has this Lynnwood home not sold yet ?

$1.4 million house on a 3600 square foot lot with a tiny yard with an HOA next to the freeway in Lynnwood surrounded by the same cookie cutter houses. Does that help?

Yeah I get that. Cedar pointe with 1.25 range is selling pretty quickly even though it’s right next to the freeway and you also have freeway noise. I’m trying to see what’s different here

Ask yourself: why does this house have no pictures? Look at the satellite. There are no trees. You can reach out to your neighbor from your window and shake hands. Would you pay $1.4 for that?

The location is misleading and the Redfin address is just wrong for any listing on this development. The directions and the builder’s FB page direct you to see 16828 Larch Way for the show unit. On satellite view it isn’t the cute cul de sac type thing on 11 Pl W, it’s an undeveloped parcel. The street number gives the hint - the pinned location is around 170th St, but all the house numbers start with 168, indicating it’s closer to 168th st. Also Andrews Crossing is marketed as a 44-unit development and they call out the unit numbers on this + 2 other listings, but there’s no info anywhere (even on the builder’s page) showing where those particular units may be. You would hope there would at least be some marketing webpage for the whole development like Cedar Pointe, especially something that you need to put money down to build.

Martha Lake area has a crime situation is what I was told. The correct address is 16830 11TH PL W, UNIT20, LYNNWOOD, WA 98037 In general 98036 with HillTop Elementary and 98087 are decent areas and sell quickly above asking. Same thing with this below listing in 98037. But try exploring picnic point east Lynnwood and Mukilteo with good schools. Don't buy new construction then, buy somewhat oldish. Btw I have been making offers since January. Or stretch the budget till 1.55 if you can. It will be better in long term. If you are worried about issues with older homes, if pre.innspected it should not be much of an issue. But if you buy in bad school district, it will be more expensive down the line.
