If it affects resale it’ll also affect your price. From an investment perspective look into any other positive developments in the area and school ratings to evaluate growth potential.
School ratings are all the same in their other more expensive development that isn’t close to the Walmart. I think this is cheaper because of the location

Define “close”. Can you see the Walmart from the house? Is the traffic going past the house? If not then who cares
You can’t see the Walmart but traffic goes pass the road next to it
If it’s a lot of traffic, I’d vote no. ESPECIALLY if it’s semi close to the road and expansion of said road would take most of the yard or the whole house.
