How best to disclose strained landlord relationship to new landlords?

Our current landlord has progressive dementia, leading to set of behavior problems including paranoia. Her last 4 sets of tenants left before the year was up, two of them engaging her in court for emotional damage (she thought the last tenants, two VPs at google, renting while their house nearby was undergoing remodel, were sneaking into the shared backyard and feeding her chickens glass shards, and called the cops on them one night, with no evidence). The neighbors usually catch prospective tenants and warn them, unfortunately they missed us. We’ve made it a year, but only by reaching out to her daughter 4 months in and begging her to become more involved in the lease; she took over all communication with us and things improved. Now we’re getting ready to move, thank god. Our plan is to provide the daughters contact for landlord reference. But should the daughter feel that her mom should be the one providing the referral, we’re scared that her paranoid mental state will sabotage our application. And in her defense, I’m sure us going to her daughter to ask for help didn’t feel great. So, if the daughter feels uncomfortable providing the reference, what is the best way to provide this context to future landlords, and ask them to rely more heavily on previous landlord references? Edit: Worth noting, all immediate neighbors have offered to provide testaments to the current landlords mental instability.

Just put the phone number of a friend. Also it’s very rare to have anyone do a reference check on a tenant these days.

Don’t malign your landlord but pursue legal court case if you see a case there .. you can be sued for your entire net worth by someone for maligning them… many sue here for smallest of reasons
