Best Mortgage rate on a new purchase

Which lender do you suggest. What’s the lowest interest rate you were able to get? LoanDepot said 2.5% for 30 years fixed. My Credit score is 750+, down payment 20%+ Loan amount 740k.

That seems great. We got 2.6% with 1.5 pts, credit score 700-720. Rate locked a month ago. Same loan amount.

is it sfh or condo? i got 2.5 on a condo but ended up taking a 4k rebate and 2.875. going to refinance in six months no points no fees and rates should be lower since it’s a refinance.

You won’t get as good of rates on refinance as on purchase.

Yeah, this doesn’t seem like a good idea. I don’t think rates will go much lower to make refinance worth it. It will probably cost at least 4k in fees to refinance.

Consider Better Mortgage(better.com) or eLend.com. Better has thing where they will either beat a competing offer by $1k or send you a $1k check, and it's actually true (gotten the check twice).

Just take loandepot. Rarely any lender I talked to was even able to come close to their rates let alone best it.

Do you need to pay closing cost or get any rebate? I got 2.58 and need to pay 12k closing cost, get 8k rebate so end up paying 4k, same loan amount, credit score 760+

OP did you get 2.5% from loan depot without buying any points ?. They just gave me a quote of 2.5% with 1.3 points. My credit rating and loan amount is similar to yours.

Yes no points but there is some fee and appraisal fee

Those fees are standard, so you infact did get the better rate. If you don't mind, did you negotiate rates or points ? Also, what is the property type that you applied for ?
