Until now I was only putting money in Robinhood and 401k But now I am planning to put money in 2 different accounts for saving purposes i) Which earns interest rate but is accessible if needed ii) Earns High Interest rates but I am fine if it is not super accessible (smth like 401k, which has penalties for early withdrawal ) Since I am on F1 I can not buy TBonds. I was considering HYSA(WealthFront or Marcus) Any suggestions? Advices #stocks #investments

I know this isn’t on your list but I would consider cash flowing investment real estate. I personally invest in the Midwest (Detroit and Memphis so far). For reference, one of my latest deals was 55k plus 30k in rehab and rents out for 1200/month. Solid cash flow and if you combine cash flow, appreciation on leveraged funds and mortgage paycheck, it’s a 20-30% return. This beats any etf any day. However, there are definite drawbacks. It’s not completely passive, although with a property manager, it’s pretty close. Your money isn’t liquid. There some others as well of course.
What to do if the renters don’t pay rent?
Of course that’s always a risk. In the markets I invest in it’s about a 3-4 month eviction process. With such low prices, thus low mortgages, it’s a little easier to stomach than in, let’s say, Seattle.
