Any thoughts on Fundrise? I’m looking to grow my account, and put in 10K to help with supplemental income. Looking forward to your thoughts.
Worked there in the past and I'm an investor too, highly recommend it's a great product with great people. Have had stellar returns so for averaging ~15% annually for past 2 years and dont see it going below a 10-12% average over the long term. Very consistent cash flow and no BS product. I expect an ipo by 2025 maybe 2023/2024
I have used fundrise and it’s a good way of diversifying . I invested some change back in early 2019 and I have seen good returns (I guess mainly because of the real estate boom post covid )
I have invested a little short of $11K. Return has been about 12.5% annualized since 2018. So not bad. One thing to keep in mind is it's fairly illiquid. I believe if you want to withdraw you need to put in a request a quarter in advance.
This used to be the case, they have a new standard fee structure so it's easier to be liquid now with a flat 1% fee I believe. If <5 years otherwise no fees
Why wouldn't an index fund like VTI suffice for diversification

I invested in them few years ago, withdraw all the money after 2 years. I don't like them 1) lots of their investment is not house flipping or buy/rent, but the bridge loan or some other purely finance product. 2) Tax is complex
Invested $1500 last year. Seeing around 9% return. Seeing around 4.6% return of the 9% from dividends.
Thats a pretty bad return tbh, most s&p ETFs have done 20-25% return last year. Check out spy, vti, voo. A 9% return is good in a normal year, but last year it's pretty bad
