Let’s say the lease term is 12 month. 2 months rent as lease termination fee. Let’s look at the extremes. If I terminate 1 day after signing, it’s like I pay 2 months rent for 1 day of living! If I terminate the lease at the 11th month, then I am like paying 2 months termination fee for no good reason! So the optimal time must be somewhere in the middle.
Have you tried binary search? Jk Optimal time is during winter, if you’ve been at your apt > 2 months. You’re more likely to get a “sweetener” from your next apt during this time, which will soften the blow from the termination fee.
Rather than terminating the lease at the 11th month you can just not give notice to renew. Pay out the last month and that's it. Same with leaving at the 10th month, the fee is 2 months so just continue paying rent and choose to not renew. Any time in between you're going to be paying at least 2 extra months, whether as rent or as termination fee.
Just make up the money on the replacement lol
If you’re in NYC breaking the lease in the summer early is a good idea because your landlord is likely to agree to it. They can charge more for rent for leases starting in the summer
