Everyone overbidding on the top schools and top areas that are already very expensive. However if that’s not what you are looking for then there is plenty of supply to be had and house prices really aren’t up much. Ex: Take a look at the 5 year real estate chart for Beacon Hill on Redfin. Those whose priorities are after proximity, lifestyle and amenities got plenty of options.
How about crime scene ?
People call some areas “high crime” but honestly Seattle is not a dangerous city 🤷 I was driving around Rainer Valley at night recently and it’s just a quiet neighbourhood
If you look at west Seattle townhouses they effectively flat in last 5 years. I’m noticing this a lot all around the city. Housing surges then stagnates. People buying overbid areas likely losing money for a long time.

Most people bidding up a storm is not doing it for proximity, lifestyle and amenities, they’re doing it for backyard and schools ( yes proximity to work, that’s Redmond and Kirkland)

My kids will study in whatever school available in my district. I will try my best to raise them and provide them any private tutoring. Other than that it is upto them. I will neither pay for their college nor do I want them to stay with me after they turn 18. They can get a loan.
12 year private school cost is around 300-350k per kid .

I believe anyone can make it at any school given effort put in. I went to a shitty school myself and turned out just fine. A better school won’t make you more successful if your kid won’t put the effort in just like better shoes won’t make you a better runner.
