Is assisted living property worth investing to?

Hello smart ppl! Seeking your advice for investment. I am in my 30s, I am working hard and my ultimate goal is to have early retirement with a satisfying passive income. If believing the stats, assisted living has a high demand and the 10/20 yr projections state that the demand will grow exponentially. I live in California, but for known reasons I'm looking at the nearby more affordable states (in particular Dallas/Fort Worth, TX) for investing to a 4-6 bedroom house and converting it to assisted living property type. I have no experience whatsoever in these services nor I have any connections in Texas. Initially I thought investing into houses there and just simply rent them out (less headache, less opex and more competition I guess, but I speculate less cash than assisted living?). With these challenges, I'm conflicted wondering if it is a big burden to take on with no help? Is it gonna fully consume me when I have full time job here in California? Please share your experience or other money management suggestions for a conservative person like me. Is Dallas/Fort Worth area a good choice for property investment? Which part of Dallas area is still affordable and has significant population&jobs growth?
