Parallel question. What do you think of timing for investing in commercial real estate? Given that there is an apparently imminent recession in a tear or two?
If I know the answer to this question, I will be acquiring Blind rather than posting here :P One way to think about CRE is you want to ensure that you’re investing in a property with strong demand and quasi-monopoly due to unique use case & location. As an example, if you get to invest in 1 of the only 2 dormitories within 10-min walking distance to [insert famous university], then you will essentially be recession proof. This ensures your cash yield. And then the deal sponsor plays a waiting game until market rebounds and gain return on appreciation. This makes market-timing irrelevant.

This is Cadre the CRE equity crowdfunding? Depends, if small % of your overall portfolio, seems pretty reasonable. Their deals are screened like private equity, they also charge like private equity, just with great digital marketing angle and allowing retail investors like you and me to join. You might still lose $ on individual deals, risk gets better when you diversify into a few.
Thanks! They recently reduced their min to 50k with min 10k per deal. Thinking of starting there but yes that increases that risk from lack of diversity.
Keep in mind that you’re playing a high risk / high reward game with Cadre. You’re investing in equity, bottom of capital stack, so diversification is paramount. There are other platforms where you invest in debt, so it’s slightly more secure (return still pretty good)
