I mean if this shits true then I'm actually going to pay less on my next mortgage having a score of ~825 š Seems like those with a score of 700-779 are affected negatively whereas those >= 780 or < 680 will benefit. 680-699 has no change.

I canāt get above 815ish.. My utilization is normally below 3%, I donāt have a car loan because I paid it off 3 years ago, and have a mortgage but itās below 20% of my expenses. How is yours perfect and mine not? Itās more a curiosity than meaningful, obv 815 is more than enough to get the best rates.

Having more accounts in your name helps. These can be utility, bank accounts or even credit accounts. Counter intuitive because in short term these will dip your score, but in the long run it will help raise your score to have many accounts and demonstrating that you can keep a good balance and pay off credit on time regularly across all of those. The other factor is age of accounts. Usually needs 10+ years avg account age to achieve 850.
