What if you lose bidding war and want to try for next house. Will earlier agent try to claim commission. This may happen if they deceptively sign some agreement with you within huge bundle of papers

Has that ever happened? I think a buyer broker agreement would be easy to spot and anyone wanting one will be upfront about it. @LinkedIn agents assume no liability and are frequently uneducated and sloppy.

This stuff isn't that crazy, title escrow going to handle some and backed by insurance... The other part depends on if your buy or sale side ...

I don’t want to enter an agreement with ‘buyers agent’ or any retainer or buyer broker agreement. Rules will be changing and I want to safeguard myself from paying 2-3% commission from my pocket. So when we prepare psa directly with sellers agent, i want to ensure that they don’t use 100 pages of various things and put an extra page - ‘purchases from this buyer needs to go through our agency’. If I lose bidding war , I want to move on to another seller agent who will represent both parties

Yea this pretty basic stuff, but.... You absolutely want a buyers broker agreement because it's purpose is to outline the terms and prevent half the stuff you talked about. There's an insane amount of info on these available online... It's also going to become a requirement to work with an agent if the NAR settlement is approved. A few things to read up on if you want to be more informed... Procuring cause, this basically going to be the framework of someone is entitled to compensation. The better you understand it, the better you can navigate things and advocate for yourself. Exclusive vs non-exclusive, way to much to type out well documented online. I'd save the legal review for specific questions or concerns vs a general review... It'll have better outcomes. It'll also help if you understand how agent commission works, but that takes a bit more time to understand some of the uniqueness but better you understand it better you can negotiate it... Flat fee/rebate agents may be something you want to explore...but there are trade offs.

U can ask the attorney if they take metlife insurance otherwise also it should not cost a lot for the services you are looking. Overall closing attribution charged me 600$ for entire process. Not only to review, for the entire closing with escrow.
