This home looks like it's been remodeled. My guess is that 2.2M was for the fixer upper version of it. If you look at sale history, this will make sense. I know this neighborhood quite well. Won't be surprised if someone grab it for 3.5M. 2.2M was too cheap for this neighborhood

It seems to be remodeled after they got it in 2023. So likely a flipper. But no way would they have put more than $300k into it. So they are being greedy asking for $3.5M when they probably are at $2.5-2.6M cost basis

Curious how you got 300K number? This is not a tiny house, even if they can do $ 200 per sq ft remodel, it's already 500K
