3M house in 94086 vs 94087

Two houses have similar sq ft 2k vs 1800 and similar lot size. 94086 one is upgraded and renovated with fancy stuff , 94087 have better school rating. Have a 3 yr old

As someone looking to send my kids to private school in the near future, it's based on talking to a lot of parents who are sending their kids to public and private school. Ask around and make your own independent decision on what you want. I would suggest asking people who are currently sending kids to public school, not those with grown-up kids. In the past decade, things have really gone to shit for public schools in the name of "equity"

San Mateo Hillsdale neighborhood has good schools and accessible to entire peninsula + walkable to everything you need day today. lot lesser than 3mil.

94087 is definitely the better area of the two

Wtf!? No Sunnyvale please… 3m will give you a good house there but you will regret soon. That neighborhood is not supportive for a 3m home. Take a look at Cupertino or 95129, way under your budget and way better school zone. You can spend the extra budget remodel the home in the way you want. My son went to Prosepct and then Stanford… Lynbrook is pretty nice too…

Parts of Sunnyvale 94087 adjoining Cupertino and los altos are quite nice. This is the Serra & Belleville neighborhood zoned to Cupertino schools

I grew up 20 years in that part of 94087 near Fremont and 85. It is BORING.

Your kid is 3. Snag a $1.3 3bed where you want, put your funds to work for the next 3 years, and reanalyze. Watch the market for your white whale listing during that time, but I would be making a play at something in WMP.

If you are getting eichler home in any of these zip codes like Sunnyvale is know for old homes, please don’t buy it, thank me later. If you are getting a home with a proper roof then that is a good choice.

Eichler home roof is minimal, attic-less & without enough insulation. Energy bills will be high for heating as well as for cooling. Worst part is, you can’t upgrade roof insulation, it has no attic or any protective layer, homeowner ends up either bearing high electricity bills or tear down whole roof when upgrading in future.

Sunnyvale SFHs are majorly Eichler homes, it is literally facepalm moment to see these houses in upward of 2M+, I would rather settle with older home with proper roof if I have to buy home again.
