Pretty old layout. Next to a retail lot and 2nd story overlooks the parking lot. Probably a bit of noise from that. Livable but could use some updating.

First, and this if a huge point — there actually are what I consider surprisingly good options in the South Bay going for under $2M to just over $2M. Don’t believe the sell-side people and brokers trying to trick everyone into crazy overbids. Second, different houses in the South Bay “underlist” their price by varying amounts. Sometimes they list for just about what they are worth (within 100-200k). Sometimes they underprice by a crazy amount like 600k to create a frenzy. This house looks underpriced by maybe 200-400k, kind of middle. If you enter that address into Redfin, you see the neighbors around it are worth 1.5-1.6M and this one is a little bigger and the trend is upward so this one is hoping to go for 1.6-1.8M. The reason the price is under 2M is because it’s in a tiny lot. But there are homes in that area — which is a very desirable area — going for under 2 if it’s on a small lot or if it’s under 1200sqft and a fixer upper. And there are nice homes that are going to go for 2-2.4 if they are 3 bedrooms (smaller). So don’t believe the broker hype that everything is over 2.5. 2.5 would be a larger house on a standard sized lot.
