What year on year price appreciation do you foresee in well known places like Brigade Gateway, streets off Indira Nagar 100ft road, near Forum mall in Koramangala etc? like a 2-3 crore apartment in these places. Edit: Not looking to move money back to the US, I acknowledge the presence of traffic, pollution, congested streets etc.
If only thinking in INR, real estate is never a bad investment in India because of exploding population growth and it is hard to build quality residences at good locations.

Bangalore market is rising all the time. Look for 80lac-1cr segment for 30-40 % appreciation in upcoming areas.
Zero, Marker is saturated at that price point. Also if this is purely an investment, consider the exchange rate, typically $ has only gone up vs INR thereby diminishing the returns
Yes I'm looking for INR returns, I don't plan on moving money back to the US.
