So I have a cottage that I rent out, it has a heated pool and jacuzzi and access to a 10 acre property, so it’s very sought after. Airbnb’s algorithm apparently is minimizing my exposure for “declining” reservations. Many people send random questions and I have to either invite to apply or decline within 24 hours, even though they aren’t really asking to book and these aren’t reservations requests. Anyways, I have been getting many people from Zillow and VRBO and pretty much filled the season since a couple snowbirds rented for an entire month. Funny thing is that they told me they didn’t find the house in Airbnb.
i did the same. i got sick of airbnb and delisted my properties. its a shit business and i would rather rent long term for a fair price to someone local. fuck airbnb. i don't use them as a customer or a landlord anymore and never will
They regulate more than government haha And yes, it’s a pain in the ass from both sides. Last time I rented a place, the host didn’t add extra fees on the break down and asked for the money later. They had small print in the ass long description that mentioned the extra fees. I was forced to either cancel the reservation and lose the money or pay the fees.
I don’t know how they plan to grow given some of the major cities in the US have effectively banned them…
Went to Toronto and booked a condo downtown on Airbnb for $3.1k USD/mo. After a month came across Urbanflats website and booked a better condo for $2.2k/mo. Far better quality. Airbnb is trash.
For all the hosts on this thread what do you use other than airbnb to list your properties?
None. Just rent to long term renters. Less work and more stable income.
Plus you don’t have to deal with guests all the time and cleaning (well if you don’t hire a company… which is likely rhetorical case for 80% of hosts out there)

I'm about to delist my property from Airbnb which has been on there for years now and pulls in $200K+ a year. Airbnb's fees have gotten ridiculous, I can't support it anymore.
What do you use instead?
Yes, fees are outrageous for basically providing leads. Reviews are skewed, damage coverage is a joke. I really don’t know how they are still reporting earnings (although share price barely moved in the past 3 years). All the hosts that I know are barely getting guests from Airbnb.
