I am on H1B, my wife is on H4 and currently waiting for her EAD (we expect it to be here by July 2022). We are also in the process of purchasing a house. The loan will be in my name but we plan to have the home on both of our names (500K capital gains exemption for couple). We want to house hack the property. We are considering putting the basement level on Airbnb as a guest suite with separate entrance (looking to buy a property that facilitates this). What’s the budget for your house ? How much time it took to get H4 ead? What kind of job your wife looking for on H4 also are companies willing to hire H4 ?
500k capital gains matters only when you sell the house, not while buying. When selling, 500k is prorated to exclude any rental activities, in your case basement square footage. Overall good move, I would consider longer term leases too if Airbnb is too much hassle. But that would mean they need kitchenette which may not be easy depending on the basement. But with RTO, maybe kitchenette isn’t that important, especially if you buy right next to popular company bus/shuttle routes.
We are considering long term rental but most properties come with a wet bar and not a full kitchen in the basement. Do you think there are people who can live long term with a microwave, small refrigerator and coffee maker (no oven and cooktop)?
