Am I investing money wisely? Any suggestions?

On H1B visa. Don’t expect to get a green card ever. Age: 35, single income, 2-year-old kid Net worth: $950k - $300k - Cash ($175k + sold stocks worth $125k today) - $300k - Vested stocks - $100k - 401k - $200k - Commercial plot in tier-3 city in India (bought it for $100k in 2018, it doubled now) - $50k - gold and loan to family members ——————————————— Plan for next 1 year: $200k - downpayment for a house in USA ~$120k - 5000 sq. ft. residential plot in India ~$120k - one more 5000 sq. ft. residential plot in India in the next 1 year ——————————————— So I will have 3 plots worth $450k in the next 1 year. My father-in-law is in the construction business. It will cost ~400k in next 5 years to build 36 apartments (4 floors and three 2 bed apartments on each floor) Total rent on apartments every month = INR 10k to 15k = ~$5k Is this a good idea to generate continuous income? If I get $5k in India every month, I can retire in next 10 years or work in India without worrying about visa, job. Another option is to keep all money invested in stocks and index funds in the USA. TC: $340k

Suggest moving away from your vested stocks and diversify that. Never a good thing to have so much concentration in one stock/employer.

5000 sq. ft. land for $120K?? What city is that?

640k investment brings you 5k a month in India its not bad but consider inflation because the 400k you plan now could be much higher 5 years down the lane

Keep money where you are, whats the use of it piling it thousands of miles away and live penny pinching here. I love liquidity of the stock market and have every single cent invested in VTI and VXUS. Also always sell employer RSUs on vest and invest in index funds.

You need hire agencies to vacant those apartments if someone is not paying rent.

Looks like you are set up pretty well to me with a diversified investment portfolio (stocks and real estate). If you are looking for Real estate here in the states, I would recommend looking in the midwest. I’ve been buying properties in the Midwest over the last few years. Started off in Memphis, now focused on Detroit. Have 4 now and each were less than 100k and rent for at least 1k giving me about 200-300 net cash flow each (after mortgage, taxes, insurance, property management and setting aside reserves for maintenance/vacancy). This isn't counting mortgage pay down and appreciation yet. Not life changing money now, but slowly rents will rise and hopefully rates will go down. My plan is that a solid passive cash flow from rentals (will probably take about 15 of these) plus 401k/roth ira will set me up for a very comfortable retirement, plus I wont be too dependent on one type of investment. You seem to have a solid percentage of your cash in stock, adding some real estate would probably be a good idea and based on my experience it doesn't take much capital. DM if you are interested in chatting real estate investing. Always love to toss around ideas.
