TLDR
NYC is on a timer. It needs to identify that depending on fat commercial real estate deals and millions of high earning jobs will no longer be possible as hybrid/remote work takes hold. It needs to reorient to being a nicer place to live ASAP, focusing on livability and bringing down costs. Reducing car dependency is cute, but defunding libraries was a big mistake and it currently is too corrupt and slow regarding public works and infrastructure investment. Also a vacancy tax is urgently needed.
New York will never die. There will always be millions of people wanting to live here. It’s a fantastic city, even during this “downturn” if you can even call it that. Less commercial real estate = more residential real estate. Also NYc has a more versatile economy than any major US city, it’s better positioned than any major economic area on the planet.
I didn’t say it will die. But they can either make a soft landing into the new reality or a hard one. I say this because I love New York. Downtowns of office buildings, parking lots, and highways like Dallas and Houston are already doomed to providing huge incentives to companies to maintain offices there in order to survive.
