I am currently looking into the floor upgrade options with LVP (Luxury Vinyl Plank) for a new construction. Their price is between 40k and 50k (depending on the several choices) for 1500 sqft including all areas (all rooms, stairs etc). For folks who know about it better, is it a good price to go with? Or is it better to hire a contractor to do the work after closing the escrow? TC: $250k after stock drop
Assume LVP = luxury vinyl? Although it can range in price (and quality) dramatically, that seems high on a cost per sq ft. Then again, last time I researched was 2 years ago, so who knows these days.

That’s material. Add another $5-10 /sq ft and you’re still much under 50k. Upgrades are how builder affiliates make money. Just get it done after you move in

That seems crazy. Get more quotes, you could do that after market for less unless your city is just insane. Especially if that’s just the upgrade cost (on top of base). We are in a second tier city and literally this week doing a similar project in a 1600 sq Ft place and paying half (25k). The material itself is $12/sq ft, rest labor. (It’s hand scraped engineered hardwood so material somewhat expensive) We got 4 quotes which ranged from 22k to 35k.
Ask them to breakout labor and materials, that usually gives some leverage as the materials are often super marked up off of even retail when they quote opaque.
Does the quote include the labor to take out the current surface such as carpet and tiles, and clean the underneath concrete as well?
do it yourselves if you have the energy to get the bids and handle the inconvenience
Hey OP, I’m in a similar boat with a luxury new construction. 40-50k is higher than what I’m getting quoted for similar square footage. I also don’t want to go through the builder as it’ll be cheaper to do it later. However, when doing cost estimates from external vendors make sure you include cost of removal of the old flooring. If its tile, that adds up. Something you may want to consider is doing partial flooring through the builder, and the rest later through a third party. For example, I definitely want to do flooring in the kitchen with the builder as it will simplify appliance installation and such. Furthermore builder will warranty the whole kitchen incase theres any issues - plumbing leaks, etc. So Ive decided to do kitchen, dining room, great room, and ground floor hallways through the builder. The second floor, stairs, and all bedrooms, I will change through a third party at a later time. Hope this helps!

Yea stairs are really expensive. For me, they quoted 7.5k just for that. As for finding material later, you can ask the builder what brand and name/model they are using of the LVP. Usually it will be a large brand name. Then you can call local flooring stores and see if they have it available. One other thing - at least with my builder, the cost difference between lvp and engineered hardwood is negligible. Just an FYI incase u were picking LVP for cost reasons.
Go to costco and you can buy for $2 per sqft and get someone to install it under $2. $4 to $5 per sqft. ***Ask your Indian friend if he has done it recently, he will tell you how to do it under $5
