On 2018+ construction I did. For the other ones I didn’t wanted to take a chance. But in all cases gave 59days leaseback. Showed proofs for 40% of the offer. Not sure what else can make my offer attractive.
We bought in prosper back late 2021 ... submitted 3 offers in the same home before they decided to even talk. Last offer we submitted a "love letter" that seemed to help

Are you looking to move in immediately? With ~900K budget, you can go with new phases in communities like Grove, Lexington etc., but they might not be available immediately. Few friends of mine had good success by considering Celina and Anna cities.
The problem with those communities and new construction are they have 900-1800 people is waitlist and the builder released only 2 lots a month. You will seldom hear back from builders. I’ve been on their list for quite a while now and haven’t heard anything yet. Did your friends had recent success? I’ve been looking at these cities as well, but wasn’t able to get to the builders after filling in their questionnaire
Yes, one closed in January and another one in February. Have you visited the builders directly to enquire? Sometimes potential buyers back out, and both my friends had success by looking for these inventory/model homes. If they liked it, made the offer immediately. It was pure luck they found a home that they liked and in their budget.
