I think townhomes offer better value for renting...higher price of rent plus no HOA. Agree, near light rail or an easy commute to train. Good public schools also help:)

Most of the ones I’ve seen in north seattle (Ballard, Bryant and Roosevelt) don’t have HOA.

What do people think of Everett
Far. Boeing workers. Nice factory tour. That’s all I think about Everett. Your value is actually to the south. Normandy Park is the last vestige of large lot SFH with water view/access and still an okay commute to the city. Don’t know about condos though. Ballard is still up and coming with good schools. Great neighborhood too.

I personally tried hard to find properties with positive cash flow. It's hard to impossible now even in Everett to Olympia. I am assuming that when you say cash flow it's taking into account all expenses after mortgage too. I have two townhomes on Eastside, but currently they do not positively cash flow. I am just betting on the appreciation but it's risky at the same time.
