Walmart is right. Everything looks good, but once you get involved with the HOA bs, you’ll wish you hadn’t signed.
Another biggest downside to HOA is, you can not guarantee it will not crease rapidly over years. If you account for all maintenance and services it incurs in HOA cost and if it is not a 5 star-hotel like condo, any HOA above $350-400 is a mismanaged HOA
Condos with elevators etc will have higher HOA, also communities with 'amenities'. Also note that Boulevard will have extra mello roos tax for many years on top of standard 1.3 or so prop tax.
HOA in NY/ NJ is close to $1 a square feet — would love a $500 HOA
I decided to look somewhere else as HOA was high (350-500) on top of a 1.8% tax rate (regular + Mello Roos tax). Outside of that, great location and walking distance to BART.
Wife and I considering Downing in Boulevard. I just wish HOA was lower. What other areas are you considering to buy a house in?

As great as the homes in boulevard look, there is a reason they aren’t selling. If you don’t mind the extra tax then I would say go for it. Pros are you get a new house and close to bart, cons high hoa (maybe for things you won’t be using) and the stupid 1.8or 1.88% property tax

I believe the HOA is $370 and will be $320 at build out. Does anyone know how competitive it is to get a chance to purchase one of homes? I.e for anyone who purchased, how far down the VIP list were you?
