There is some illegal stuff going on between these agents. Buyers need to do all the research, agents do the showings, and claim 25k on a 1 mil home. I wish, we can get rid of this middle man with tech innovation. Why the hell do you need buyer agent when one is going with no contingencies? With docusign and stuff, what is there to do for seller and buyer agent? The hard problem for seller agent is, can the buyer close the deal? There are 5 variables, credit score, liquid assets etc sorted by offer price. I dont know why would a seller pay 25k for this. Some agents say experience buying a home, what the hell is experience. When you try to buy an auto, go to youtube look at videos and order online. Why do you need to visit a dealer and all that experience crap. I dont know why redfin, zillow are not trying to innovate here. I wish Musk gets into housing, just like he did with auto. I understand, there are state laws protecting these suckers. Can the world become a better place by not having these sales agents?

Yes, if we have the capabilites, why not? Why do you want to waste human resources on what can be easily automated?. People need to work hard and learn new skills to thrive in the new world. Universal basic income can give basic survival needs for human beings, but to live a luxorious life you need to hustle and be on par with the market. Sorry for going off a tangent, I blame it on the tequila.
Unfortunately they are not waste. Just like any company does not build there own products for everything like HR systems etc. , manufacturing do not want to get into business in interacting with customers. Similarly sellers do not want to interact or go through hassle of selling.

What state laws protect agents? Can’t you buy/sell without an agent? I think that both buyers and sellers are morons for hiring agents in the first place especially in the current market where a house will sell in a week

I agree with the frustration OP has shared, I don’t beleive there is any value add agents are doing to justify the commissions they charge. Need a good tech company to do some innovation here
