Cap Hill/Central Distract - sketchy areas

Hey all, I've been looking for housing in Cap Hill/Central District area, preferably closer to I-90 for the commute (Bellevue office). I found a lot of places I liked, but most seem to be in gentrified neighborhoods, in particular the area around Ezells Chicken. Any suggestions on what areas/intersections to completely avoid?

Lived in that area for a while. The area around 23rd and Jackson is fairly sketchy but getting better. Has had several gang shootings over the past 5-10 years and theres been at least one stabbing of a cashier at the Walgreens in that lot. That's getting into the hood, especially heading east past 23rd. The areas surrounding MLK aren't great either until you get into Leschi/Madrona. I never really felt unsafe in the daytime around there but I'd say the biggest risk would be your car getting broken into at night. And that area around Ezells has a lot of homeless loitering around.

23rd and Cherry has targeted gang shootings every once in a while (seems like once every three months), but to be honest, I’ve never felt unsafe anywhere near where you’re looking. I wouldn’t worry.
