Hi folks, I was in the lookout to buy a house in north of Dallas, I’m little overwhelmed by the prices of 4 bed home mortgage payments would be too much, was thinking to buy 3 bed house in good community and invest rest in etf, is this a good idea ? Is there any difference in appreciation of 3 bed home vs 4 bed house ? Tc: 180k
Unless you’re married to the idea of north, look east towards Heath, Wylie, Garland, Royse City, Forney, Rockwall, etc. More for your money and (usually a) better commute into Dallas. The area is growing and the homes there have a better chance to appreciate since it’s still somewhat available vs far north.
The key here is if you have to go to Dallas. Dallas is spread out so many of the amenities are actually North of Dallas. The central city and immediate south are cratered areas without real access to amenities.
Agreed, we’re going through the buying process in the Rowlett area right now. It feels safe and is a well built up area but still very suburbanesque. There is a DART station within 2 miles which goes directly to downtown and the new Silver Line (coming 2025) from Plano to DFW Airport is about 5 miles away.
Dallas is a shithole Super hot n nothing to do
I agree avoid when possible. It’s full
House appreciation is gonna be high in the next 5-7 years. If someone is happy with Dallas, buying a house will give massive returns
Do you really want to live in the suburbs? It’s horrible. Tons of traffic. Get a condo in Dallas proper.
And pay 2k a month for HOA fees? No thanks
It is expensive.
Do you have a commute or are you wfh?
If you want anything nice, it's gonna cost ya. Even small. Nicer/newer just costs more. Try the north side of Carrollton -- there are decent homes (older, certainly) that are reasonably priced. Everything else is just stupid. I should know as I bought a new house this year after watching the market for like 2 years. Sucks. TC 229K L63
Wow is this TC only possible if you’re remote for a West coast based company? I know that area- there are homes from the 90s there going now 700k and also 80s houses - I’m scared to know how much those cost
My TC is similar and I’m remote at msft. (235k)
If you are working remote Princeton is a great option. You can find a good ranch style 4 bed at high 300’s. I have done the same :)
Princeton is a shithole
I looked there when buying a home. It looks like section 8’s bigger brother.
It depends on how many kids you have and if you wfh and if you have parents living with you. 3 bed isn’t a bad thing unless your family dynamics require a 4 bed
It depends if you have family and kids that go to school. North Dallas has a good school system and especially elementary schools are graded 8 to 10 (out of 10). The prices are relatively reasonable compared to the rest of the US considering the living quality (larger houses, good schools, low crime, etc). The size of the house (3 or 4 bedrooms) depends on your family size but I preferred a 4-bedroom last year in Allen.
They will appreciate at the same % really, the 3 and 4 beds are what sells the most, 2 bedroom starts to get hard. You can get a good one in the 500K range in Prosper, north frisco, the colony and little elm. For new construction that number will be closer to 650K
Thank you for reply
That area is growing A LOT. Def will appreciate.
