I saw a house that I really liked on the inside but it has no backyard or front yard, I am thinking I might be able to negotiate a bit due this drawback but at the same time considering if I would soon want a house with backyard. Do you guys use your backyard much, do you think it wouldn't make a difference if you dint have it either? #seattle #bellevue Pros: 1. Located in Bellevue 2. Easy one bus commute to Seattle dt, Bellevue dt, Kirkland dt, Redmond Microsoft. Bus stop located 10 min walk from house 3. New construction 4. Good schools 5. Lot of square footage to grow the family 6. Lot of storage and big CA style closets 7. Privacy and no houses directly looking into ours on 3 sides, green belt on 2 sides with no future construction Cons: 1. Ugly old house in the front and this is behind, tucked inside 2. No front or backyard 3. Sloped lot with big trees on 2 sides 4. Closest park is 20 min walk 5. All the bedrooms and family room on lower levels but have good size windows (This is pro and con in terms of seclusion and privacy) Just want to know your perspective if you would buy a older house with big backyard and small/fewer square footage or newer with lot of inside space for your second home?
Yards are basically grass farms. Skip 'em if you can help it. For me, I pay more to be in town, in a walkable neighborhood, and care less about yards or size of the place. I don't want to spend hours car commuting each day, and I don't want to have to drive to a grocery store or to get coffee. Sounds like this house gets the commuting part right. I also love windows. Not a fan of Bellevue, but heck, if you are, go for it.
Yards ftw, it's a luxury though and one that will become harder and harder to come by.
I prefer a 4000 SQ ft home in 5000 SQ ft lot compared to a 1800sqft home on a 7000ft lot. I get to use all that 4000sqft year around compared to the yard I barely use 3 months a year. But if u plan to have a pet or if ur kids are very young, then sure.
In Seattle, where there are no HOAs, people use yards as dumping grounds for stuff they can’t keep inside.

Outdoor movies? You sound like a SFBA resident.
But, get a yard if you can. It’s a good space buffer and ensures you aren’t staring at somebody’s siding out of 3 sides of your home

Thanks, that makes sense and we own a condo in dt so can totally feel that. This house does have a 10000 sq ft lot but it's very sloped with large protected trees so I don't know if that would be usable or add any value. Do you have any idea about this
The ONLY benefit I get from my yard in Bellevue is letting my (older) dog out without having to walk her in the cold and rain.....though based on your comment, sounds like maybe you could fence yours for that purpose....
Thanks. We don't have a dog and don't plan on getting one either. We both love dogs but dont have time to commit to its maintenance
Standard for new construction to have no yard. It’s better having a yard then not especially during summer. Winter doesn’t really matter. Given where the market maybe headed in Bellevue I agree that it’s wise to get something ASAP before “amazon” officially moves over
