Fix credit score

I moved out of an apartment building two years ago due to measurably high formaldehyde levels. I moved out and found a new place. They charged me a six month rent lease cancellation fee. I never paid it despite being able to - as I felt it was unfair. I was in college. My parents offered to pay it - but I wouldn’t let them. Now I’m trying to qualify for a mortgage. The amount was $6,800. It seems my fico score is 680 which is impacting my rate. Anything I can do to fix this? TC - $440K NW - $250K YOE 2 #personal finance

Are there any professional services I could hire to help? I didn’t pay as I talked to a lawyer who told me “it should be considered a constructive eviction, so they will have no case and you can dispute the credit report”. However - I tried to dispute and the dispute was rejected. I’m pretty disorganized so I’m not sure why it was rejected or if it was properly submitted - I just never heard back from the dispute.

You had two years to dispute the ding in your report through whatever documents you had … You can still go that route, but dispute processing can take upto 6 months

There are agencies that can file the disputes for you. You could even google Credit fixers in your area.

Do you have any ccs? That is the bigger determiner of your score. Pay them all down to 0 except one, leave that at <1% of your available balance. Use myfico.com to pull your fico 2/4/5 scores. Those are your "mortgage" fico scores, most credit tracking services only look at fico 8, which is usually higher and not used for mortgage. Your middle of the 2/4/5 will be what determines your rate. As for getting this off your report, investopedia and some other publishers have recommendations of legit services if you don't want to be bothered doing it manually: https://www.investopedia.com/best-credit-repair-companies-4843898

Then I'd try the credit repair route, I can see a delinquent account dragging an otherwise great score down and you should be able to dispute it. If they sold the debt you could also call the current holder but if they can't prove it is you then they can't report it.

You don’t need a credit score. Manual underwriting is ideal for your situation. Most lenders don’t know how to do that. Dave Ramsey has a lot to say on the topic, I recommend watching a few of his videos.

Sorry but credit score aside you basically defaulted on an obligation and lenders are going to crush you for that, with your comp and net worth the fact that you haven't resolved that is bizarre, just take care of it ASAP, assuming you are not full of BS.

I’ve just been procrastinating dealing with it - too overwhelming. I tend to bury my head in the sand. That’s why I want to hire a firm to deal with it. Idk if it costs 5x the debt amount to resolve. I just can’t handle paperwork and mailing things

Update - I called multiple times and finally got one of the collectors to agree to a “pay for delete” Should be gone in 30-90 days

Credit Karma , you can dispute things on your credit history and has credit builder. Other apps there too for building credit through micro loans

Leaving some bad reviews on the apartment complex google/yelp pages detailing exactly what you experience helped me out of a similar situation. Get your friends and family to mark that review as helpful and it will go straight to to the top and be addressed by the apartment company.
