I know there are a lot of people who complained about how expensive the living costs in Bay Area is. But the thing is, the living cost can be just around $1200 a month if you find a company that covers meals and you are not picky about stuff. No I’m not talking about being homeless and/or live in your car. Here’s how I keep my living cost around $1200 every month. I work for a startup in SF, and my TC is about 300K. Rent: $700/month near San Leandro Bart, private room, shared bathroom. All utilities included. My commute is only 25 mins each way regardless of traffic condition. Meals: $100/month Monday - Friday, company catering $0. Saturday And Sunday: I order $20, 3 dishes combo from nearby Chinese restaurant and cook rice at home. Large enough for both days. Commute: $180/month, pre tax. Bart from San Leandro to SF. 25 mins. Entertainment: Shared Netflix: $4, AMC A List, $20, Shared Spotify: $5. Others: I bike as much as I can but if it’s not bikable. Use Uber carpool $100/month Credit Card: I use BofA’s better balance, which gives you $30/quarter unconditionally as long as your pay on time. And BofA’s travel rewards, which gives you 2.625% back (requires PH membership) Don’t spend money on Starbucks or milktea. If you want coffee, just drink company’s. And that’s it.. So you might ask what did I do with all the money I make? I purchased a house in EPA for $500,000 5 years ago. Took a mortgage for $385,000 I rented it out for $3600/month, and have been using all my income to pay the mortgage. I plan to buy another house once I pay off this one.

Why do you need to pay off this one before getting another home ? You can start looking for new home if you have 20% down for it

I enjoy simple lifestyle, I don’t need a luxurious apartment in SF just a place to sleep really. I spend most of my times outside anyway - meetups, gym, hiking, movies, hanging out with friends, social, etc

No, not investing. I’m accelerating the mortgage payment. Just made another $60,000 towards principal not too long ago.
Gonna pay off my mortgage soon once my stock vest this year. Then I’ll be saving down payment for my next house. My goal is retire at 40 and then travel the world, haha
