This is going to vary wildly depending on what you're expecting. You can get a shitbox teardown in a nice area of central vancouver for $2.5million, or you can get a decent, modern 4 bedroom house in a suburb like North Van, Burnaby, or Delta for $1.5million. Realtor.ca is a good place to find houses for sale in the areas you're looking to live.
I live in Vancouver. new duplex over a year ago with very nice layout ~1450sqft for ~1.7M (plus 5% gst) - great neighbourhood esp for young families/families to be - close to transit but not TOO close (if you are 5-10 min away from major transit station, you could get more transient population than wanted) -very high build quality for 3 bed 3.5 bath when we were shopping, townhouses were around 1-1.5M dependign on sqft and location obv. but it also came with strata fees ($300-500 monthly)
Is that your Canadian TC in cad?
1m for townhouse, 1.5-2m for a decent sfh. Both in CAD. Both will be 30 years old at least, possibly more. In a good neighborhood, but not downtown.
Is that even in suburbs ?
Not even suburbs. I've seen townhouses in the science world area going for 1.1m last year, which is a great area, 20min walk from downtown. With 1.3m you can get a new townhouse in the Commercial Broadway area. 2m is realistic for a small sfh in the Commercial area, or Hastings (not the homeless part, I mean closer to Burnaby).
What do you mean by Vancouver metropolitan? Do you mean Vancouver proper? Or the Lower mainland? Do you have to commute? How long do you want to commute for?
It varies depending on which area in Vancouver. I have seen townhouse goes up to 1.3M. In general, the housing market is not good in Vancouver. The supply is low while demand hasn't decreased at all so it drives the price high.
