anyone in the market? i need to buy a house in Belmont in a year or two, due to good schools abd close to our emoloyers etc. when shall I make an offer?!
No one knows, belmont appreciation has slowed but you cannot time a market. Recessions are unlikely to impact housing and we are probably already in a recession now.

Have lived in belmont. Very nice area for families and peninsula in general is hard to beat. Not much "downtown" if you can even call it that of course.
Are the public schools good? I was looking at greatschools.org and could not figure out much. There will be an assigned school unlike unified school district at some other places.
Schools are decent, not the best best comparing to other areas, but that’s the area affordable to us, in the middle of both downtown and South Bay.
I think two good areas in general are Fremont and Cupertino for schools.
Buy, then wait. Don’t wait, then buy. Have some friends that have waited for years only to be priced out now. I made ~10 offers before getting a place over a period of 2 years. Bidding doesn’t mean winning :)
I have the perfect answer. Don’t buy. It is going to crash and burn.
Move out of Bay Area. Raising a family in SF makes no sense.

Million dollar question. No body has perfect answer.. I believe real estate is in bearish trend for last few months.. I think this might continue till we hit recession in a year or couple of years..
