Every agent will always tell you that the beat time to buy is right now: either the market is rising, so buy now while you can, or the market is falling so buy now because there are bargains to be had. Seattle area housing is still cheap compared to the Bay Area, so long term it has headroom. Unless you already have a home and a diversified investment portfolio, there are plenty of other more liquid ways to invest than housing. Buy somewhere you like and can imagine being in for at least 5 years. Avoid a studio or 1-bed if you can, as they’re less flexible if you have life changes (guests, baby, wfh office.) Homes and townhouses are better value but ongoing maintenance can be higher, which is a pain if you’re young or not interested in that stuff. You can’t predict short-term market changes, so once you buy don’t obsess about price shifts and ignore the Zillow or Redfin estimates unless you plan to sell. It will appreciate long-term.
