Recently a real estate agent was trying to convince me to pay them $3000 just to list a rental unit and scared me of doing it myself. I did it myself through Zillow and paid $30 and had a much better overall experience renting my unit. Now I’m wondering why are people letting these people take 5% of a multi million dollar house? It’s such a parasitic relationship. Has anyone listed their house directly on Zillow and hired a lawyer to review the paper work? Lawyers ask for an hourly rate unlike the leeches that are real estate agents
How did you handle tours, negotiating with buyers, etc?
I scheduled all the tours within a few hour window on a weekend and stayed home. This was our own home so we simply stayed home and gave a tour to the visitors. The negotiation were done through Zillow rental manager and the also created a lease using Zillow
Oops misinterpreted your post. I thought you successfully sold It’s possible to sell as long as you have a lawyer and other support. You may get lucky with a direct buyer too Real estate agents are leeches. In order to stay relevant, selling agents won’t work with you if you try to buy without an agent. I wouldn’t be surprised if they give you less traffic because you are selling without an agent

I pay 6% of my rent to the rental company to manage my property. They don't charge for Zillow etc. They only charge me $500 as tenant finding fee when a tenant vacates. Using them for 7 years now and happy. I think it depends on the services offered. But 3k is ridiculous..

My dad is an attorney and always did direct without the real estate agent. Doing it with my sister now. If you're familiar with the process or have a good lawyer it's way cheaper.
Rentals are bit different then a normal real estate transaction. You'd typically pay 75-100% of first mo rent and then 5-10% ea mo for them to manage. Some flat fee agents exsist but those are bit more rare. I self manage, there's value for some in this space mostly around being a buffer between the landlord and tenant.
Realtor are scam. Too many startups tried to disrupt realtors problems eg open door. But all failed unfortunately ☹️. I am planning to get my own license and do buying/selling as per my needs
