What’s the best rate you were able to get recently? I am getting 3.75 from loan depot Range - 1.8m, down 30%. Credit is 752.
WF: 3% with relationship discount (assets parked in their brokerage) First Republic: 2.9% for googlers. If you can park 15% loan amount in their checking account, it's 2.55% for googlers. Both for 30 year fixed rate, 2M loan, good credit score.

I asked and he said your quoted rate seems a bit high though your credit score isn't top which is hurting you. He'll be licensed in Washington in a couple months and is happy to do your loan if you are just starting to look around. Otherwise, if you have already found a property and want to move quickly, try the sites others have recommended.

Check rates on Sammamish Mortgage and Ally Mortgage as well. Call Sammamish Mortgage and tell them your best offer and they might come back with a lower offer. They are excellent at handling mortgages. Ally will also generally match any rate you have received, if that is an official estimate. You also need to consider the points you are paying or credits you are receiving from lender while comparing the offers
Why is your credit score lower than ideal? It should be above 760 to get the best rates.
