Redfin cannot see inside your house or explore your neighborhood. It's a semi random blind guess and otherwise meaningless.

First, Canna Ln sold on June 2nd and Mary Jo Way sold on July 9th. In a hot market, 35 days of time can make a big difference!! The people who lost out on Canna Ln would be frustrated and would be waiting for an opportunity and when they get something similar like Mary Jo, they'd pounce on it. Also, the interiors of the house can make a big difference. I've seen houses with 1800+ sqft being built with such crappy disjoint floor plans that I wouldn't stay in them even if I get them at a 300K discount. So a lot of intangible things do make a difference in real estate that are not evident from the Public Facts
