People are still buying homes like there’s no tomorrow. Sammamish homes are selling in a week for as high as 2.1, 1.85. I’ve been trying to keep a tab on the homes sold, only to end up being disappointed!

Plus I don’t know if you guys noticed, but the homes that are coming in the market, now have an offer review date. They’re not willing to negotiate at all, and in fact in some cases promoting a bidding war!

Everyone saying it’s gonna be sold under asking.. I am thinking it would either go at list price or even a little above.. it has potential to create a bidding war. 1.6M is a comfort price point for a lot of ppl. Especially when all we saw was 2M+ houses last year with bidding wars.

Not exactly.. Affordability changed due to rates, Yes. But there has always been enough cash reserves for folks that the current change doesn’t matter much.. If anything I see more excitement in these buyers as they don’t have to go through pain of 40 bidding offers

We haven’t seen the bottom yet. Avg price reduction nationally is 11% with more room to go down to even get to pre-pandemic levels. It is a matter of when.. if it’s a primary home, doesn’t matter as much, go for it.
