Did you check if it is zero points and zero closing cost ?? They add these costs to your loan and will tell you there is no charge...Noone can give anything below market rates without charging any points / closing costs.
also depends on if it’s jumbo rate. If you are in Bay Area it’s almost always jumbo rate

It is just a marketing ploy. When you call them and submit documents then they get into reality and real rates
Did some digging and looks like for their lowest rates, you need a 60% LTV. If not “additional pricing adjustments may apply.”
My LTV is only 35% so no problem.
And a minimum amount of $400K? It looks legit to me. They also pay closing costs which is a plus.

Interactive is legit, I think they only lend in like 4 states. Rate is aggressive but plausible. I just closed a refi with a different company at 2.375% 30yr very low cost/fee at 75% LTV

I used better.com and brought them an offer to beat. Lots of back and forth getting lenders to beat each other to get down to that. Owning.com, loanflight, loancabin, loandepot, interactive, lenderfi are all good places to start
