Rental Demand
How do you find that a certain area of the city has high demand for rentals ? On the same note, is it possible to find most sought after zip codes say in California, from rental perspective ?

It depends on the kind of rental and the area. 1/1 condos and apartments do very well near company HQ while those will be hard to rent in a family oriented area.
I typically talk to property management firms that manage properties in the specific area. They want to talk to you and get your business.
