I have some money in my personal stock portfolio. VOO and bunch of misc stocks. All long-term basis. Should I liquidate it to use it as a down payment?
If you can afford the monthly payment and you want to live there for at least 7 years, I think home ownership is a good investment.
Get a margin loan from IBKR with stock as collateral and use it for down payment.. u can get a house and also not have to sell stocks
This sounds enticing. Even if my portfolio is not through IBKR? What are the usual rates of such a loan?
OP - please don't do this. Don't play with margin in buying a house. The last thing you need is a market crash that will ruin this strategy, exactly at the time job losses will also increase. Also don't look at a house as an investment. Its a place to live. If you are valuing it as an investment, just rent and keep the money in VOO
Yes that is what stocks are for, to liquidate when you need them. Else what is the point of putting money in markets.
Think about it this way: if you had a house with that amount of equity, would you take a HELOC and invest the money into the stock market? If you aren't willing to borrow against your house, it's better to sell the stock and own the house.
That’s what I did. I’m happier now in my house than when the money was just chilling in VTSAX. YMMV
