Single family homes under $1MM in Willow Glen (SJ)
Been tracking the markets for sometime and lately been seeing a lot of avg. to good single family homes in Willow Glen listed in the range of $900k-$1.2MM. And most homes are going for asking price or maybe even $10-20k below. Getting a little tempted, or should I wait a bit more to see if the market falls more?
The market tends to heat up going into spring, so I wouldn't wait too long. Still have a month or two before you start seeing full asking or over asking price. Just bought and sold 3 homes over the past 2 years, so speaking from experience.

Schools are terrible, especially elementary. House is small. This house was sold in 2017 twice. Likely a flip. Sometimes agents list it for a lower price to attract interest. When a huge number of people turn up during open house due to the low listing price, they build the pressure “we have many offers” leading up to a bidding war. I have seen many naive home buyers who have lost previous homes due to bidding wars become desperate and are willing to pay 100k-200k over asking price. Just keep an eye on the final selling price.
Look at milpitas behind the great mall , lot of new constructions , great schools , no smell , Bart coming , vta next ... the next place to receive the best return of investment
Strong reservations abt Milpitas. The city renewed the lease for the massive garbage dump last year so high chance for mo-garbage, mo-smell. What zipcode btw?
They are named as townhomes but actually they are condos ... many builders - lennar ,D R Horton , kB homes , emerald etc . Searching for new homes in milpitas , will show all these , it’s around 0.3 miles from great mall and 0.7 from the new BART station....
