I have been looking to buy a home in the Bay Area for the last year but cannot justify paying what I will get for 1.5m, which is my max. I am a first time home buyer combined TC with wife is ~350 with pretty good savings. We were targeting homes in the peninsula but each home listed around 1.5-1.7 went for to 2m and open more.We looked into homes in the South Bay and although it might be cheaper we still don’t love SJ. Not here to complain but we will be visiting Orange County soon and from talking to people and research we could get a pretty nice home for 1.5 or less and work remote. We have already been working remote the whole pandemic so it seems fine. It is really important to me and the wife to live in a nice area. I grew up in the peninsula but now can’t afford to buy there (good neighborhood), I want to know if others are considering OC area or have already moved there
I grew up in Orange County. If you have kids, check the schools. Some areas are not as good as others.
I heard this too. And it seems like in the areas with the good schools the homes are pretty expensive and the housing market is almost as competitive as the bay.
Yeh homes have always been really expensive in the areas where they are in a good school district. Anaheim hills, villa park, orange park acres, Irvine, north Tustin, brea.
Honestly I would recommend Dana point. If you don’t have 1.8-3m budget, Dana point is much more affordable. I also expect that 20 years down the line it will have appreciated a lot
Ive lived in the bay area all my life up until recently when i moved to Orange County. I can honestly say that Irvine is probably the most beautiful and best place ive ever lived in.

Grew up in OC and moved to the bay a few years back. Quality of life was far better in OC and am itching to move back. From least to most expensive I would look at Lake Forest, Mission Viejo, Irvine, Laguna Niguel, and Dana Point.
Moved from bay area to Irvine last year. Life is much better. Living in 3000+ sqft home. City looks nice and clean compares to bay area. Plenty of things to do. Got disney socal season pass for my daughter and go to vegas every few montht
Worked in OC since graduation. Life is SO good here. I am so happy and feel so blessed here. Nice house, nice and safe neighborhood, close to the beach, a lot of good food, perfect weather, and many things to do. I will never move to the bay area or LA.
What about homelessness?
In Irvine, I have seen 0 homeless people in 5+ years I have lived here.
Yes, Irvine in particular is great if you have kids. Consistently one of the safest cities in US, great public schools, very good restaurants, great parks and playgrounds

How about the drought and wildfire situation there?
I lived in Irvine for about 5 years. One of the best places to live in OC, especially if you have or going to have a kid in the future.
How’s the job scene in Orange County ?
Not nearly as many selections as bay area or LA, but there are definitely good jobs to be had. Google, Microsoft, Amazon, Zillow, rivian, Anduril, blizzard, acorns to name some of the companies in Irvine.
